We use a low-pressure chemical process for roof cleaning. With our system delivering less than 60 psi, the pressure is no stronger than a garden hose. We will scrub any thick growth off the roof.
Then, we apply a chemical solution to kill any organics. We do not recommend cleaning your roof with a pressure washer. This most certainly will result in damage to roofing materials.
Cleaning Products for Roof Cleaning
When it comes to chemicals, we almost always recommend sodium hypochlorite to deal with organic material on your roof, such as moss, mold, and mildew. This ingredient is present in household bleach and other sanitary products. Not only is this the recommended solution by many roofing manufactures, but it also targets the source of organic growth while not adversely affecting roofing materials.
We use a range of acids and sodium-based compounds to remove non-organic stains such as creosote, calcium leaching, and rust. While the chemical we use does kill organic growth, our service ensures your garden and surrounding landscaping are not affected.
The Time it Takes to Clean Your Roof Will Vary
While most roof applications take a couple of hours, the time it takes for your roof to be clean varies. If mildew is present on your roof, this will almost always be removed immediately. Heavier organics such as moss and lichen will need recurring rainstorms to be removed. This process may take a few weeks to several months. When we leave your property, all organic material will be treated and killed, ensuring no further growth.
Roof Cleaning Cost
The average roof cleaning is around $400. Certain variables as roofing material, pitch, and level of soiling affect the time and solution needed, affecting the price. This cost is minimal in comparison to the cost of replacing a prematurely failed roof. Our process will ensure that harmful materials are removed, improving appearance, and extending the life of your roof.
The material will be treated and killed, ensuring no further growth. The frequency of roof cleaning is dependent on where the roof is situated. Variables such as overhanging trees and lack of sunlight may cause more rapid development of moss and lichen. Our roof cleans come with a two-year warranty, so after that, it’s dependent on the factors mentioned above.

Get a Free Estimate!
Give us a call or send us an email. We will be happy to give you a free estimate. When it comes to roof cleaning, things like soiling, roof pitch, and the size of the area that needs cleaning will determine the cost. We usually need to see the roof in person to give you an estimate because of these factors. If no one is available to be home, we can stop by and give you a call to let you know the price.
What to Expect When Scheduling Your Roof Clean
When we arrive to clean your roof, we will start by thoroughly rinsing the grass and gardens where chemicals may drip. We will scrub any large organic growth off by hand and leaf blow any loose growth off. We then apply a proprietary blend of products to cover the roof evenly.
This will stay on your roof until the next rainstorm washes the chemical away. Leaving the chemical on will not cause any damage or discoloration to the shingles but will allow the chemical more time to kill organic growth. The rain will dilute the chemical, ensuring no plant life is burned in the process.
We understand people are busy these days. If you’re not able to be at home during the cleaning process, that is not a problem. We ask that all doors and windows are tightly shut and we have access to an outside spigot.
We offer a two-year warranty on roof cleaning. If you notice any organic growth starting on the roof again, we will come back to re-apply the chemical.
